"VULCANIZE London" has signed a sublease contract with HUGO BOSS, one of the tenants of 8953 Minami Aoyama Building owned by JRF, in order to utilize the space at their closed store more effectively. Accordingly, "VULCANIZE London" opened their store on November 13, 2009.

A new style type of lease contract is in effect until March 15, 2012 with Hugo Boss, and HUGO BOSS has agreed to continue paying the rent every month until the expiration of the contract. Due to the above reasons, the sub lease contract is not expected to have a material impact on JRF's operations.
