HUGO BOSS Japan Co., Ltd., which is one of the tenants of 8953 Minami Aoyama Building owned by JRF, will close its store on March 31, 2009 as part of its overall store strategy in Japan. Their office will move from the property on April 30, 2009.

The new style type of lease contract is in effect until March 15, 2012 with Hugo Boss, and HUGO BOSS has agreed to continue paying the rent every month until the expiration of the contract.

Due to the above reasons, the store closing is not expected to have a material impact on JRF's operations.
